House
Wonderful. The outside looks a little worse for wear, but it's better than most of the places I've looked at. The interior is nice, mostly new. there's plenty of space, though the bedrooms are a little smaller than ideal. The whole thing is quite charming, complete with a small backyard and a porch swing.

Living Room
Spacious. Lot's of room to spread out. It's usually used as two rooms. I see the front part as being a living room and the back part being more of a studio. That's up for debate, of course. My kitchen table might find it's way into the studio, though.

Kitchen
Pantry, shelving, new appliances, a dishwasher, decent counter space... the works. There's actually more space behind me (which is on the exact opposite side of that cool but broken fireplace in our living room) which will be the other option for the kitchen table.

Laundry
We would have our own set, but they live in a small extension of the house in the back yard. There's actually significant storage space in here as well. It isn't air conditioned, but some of our stuff could live out here (or in the attic).

Bathroom
It's a bathroom. It has a built in hamper and an above-ground tub. That is all.

Bedroom (front)
As of now, this might be your bedroom because of your lack of armoire. That mirror is hiding a massive closet full of organize-y stuff (she called it a Californai closet... which might be slang for "ikea-ed out"). On the left-hand wall is an additional closet. Now then, if your stuff fits in the one-closeted back room, I might just use this room and fill both closets while we think of a better use for the armoire in the living room. Anything's possible. It should be noted that this room is the walk-through to the bathroom and the back room.

Bedroom (back)
It has one closet, a back door, and, from what I could tell, it's almost exactly the same size as the other bedroom.

Back yard
Small, but it's there. We share it with the neighbors, but I think it's ample for a small-scale crawfish boil... how does Mardi Gras sound?

Parking
Street. Although it's a corner lot, so we have two possible streets on which to park.

Misc.
Nice landlord, good neighborhood. This specific location does move us laterally away from the meaty stretch of magazine, but at the same time we can still walk to the Prytania (movie theater) and that little bunch of restaurants near the Creole Creamery (at Prytania and Upperline).

Verdict
I see no reason not to get this place if you're on board. If we decide we want it, I can call her Saturday and give her a check first thing Monday morning (she said she won't be showing it over the weekend or holiday). I think this place is a winner and although the price doesn't give me too much in the way of savings, it fits our needs and start date. I'm on board if you are.
